This is not a desk-based QS role. We are looking for a hands-on Quantity Surveyor to join a successful Orpington branch delivering planned works programmes across social housing.

The Opportunity

The work is heavily focused on kitchen and bathroom refurbishment programmes, so strong SOR experience, commercial awareness and regular site presence are all essential. You'll be expected to hit the ground running, take ownership of your contracts and play a key role in protecting margin, controlling cost and driving overall performance.

The Role

  • Manage the commercial performance of planned works contracts
  • Work heavily with Schedule of Rates (SOR) / NHF frameworks
  • Attend site regularly - this is a site-led role, not an office-only position
  • Monitor and control costs, variations and contract performance
  • Work closely with Contracts Managers in a joined-up, delivery-focused team
  • Manage and hold subcontractors and direct labour to account
  • Drive CVR, margin and financial performance across projects
  • Spot issues early and take proactive action to keep contracts on track

What We're Looking For

  • Proven experience as a Quantity Surveyor within social housing / planned works
  • Strong background in kitchen and bathroom refurbishment (essential)
  • Excellent SOR coding experience, ideally using NHF or similar frameworks
  • Strong commercial and financial awareness
  • Experience managing subcontractors and direct labour
  • Confident and resilient, with the ability to challenge where needed and hold people to account
  • A self-starter who is proactive, motivated and able to manage their own workload
  • Someone ambitious, driven and keen to progress
