We're recruiting for a Contracts Manager Painting to join a well-established and highly respected contractor delivering painting and planned works projects across Greater London and the South East. This is an excellent opportunity for a strong operational leader who understands social housing, thrives in a fast-paced environment and takes pride in delivering projects safely, professionally and to a high standard.

The Role

As Contracts Manager, you'll take ownership of multiple painting and refurbishment contracts from mobilisation through to completion. You'll lead site teams, manage subcontractors, maintain strong client relationships and ensure projects are delivered on time, within budget and to the expected quality and compliance standards. This is a hands-on operational management role where communication, organisation and leadership are critical.

Key Responsibilities

  • Managing multiple painting and planned maintenance contracts
  • Leading site teams and subcontractor performance
  • Delivering projects safely, on time and within budget
  • Monitoring programme performance, productivity and quality
  • Conducting regular site visits, audits and inspections
  • Managing client relationships and attending progress meetings
  • Ensuring full Health & Safety compliance across all projects
  • Supporting workforce planning, recruitment and labour management
  • Driving high standards of presentation, professionalism and workmanship
  • Supporting staff development, inductions and apprenticeships
  • Producing reports and operational updates for senior management

What We're Looking For

We're looking for an experienced Contracts Manager or Senior Supervisor with strong experience in painting, planned works or social housing refurbishment environments. You will ideally have:

  • Experience managing painting or planned maintenance contracts
  • Strong knowledge of UK social housing environments
  • Damp & mould project experience
  • Experience managing labour-based operational teams
  • Strong client-facing and communication skills
  • Good commercial and programme awareness
  • Ability to manage multiple live sites simultaneously
  • A proactive and organised management style

Essential Qualifications

  • NVQ Level 3 or C&G Advanced Craft qualification
  • SSSTS & SMSTS
  • IOSH
  • Full UK Driving Licence

Desirable

  • NVQ Level 5 or 6
  • Experience building directly employed teams
  • Strong knowledge of local labour and subcontract markets
