Are you an experienced Contracts Manager with a background in reactive repairs, voids, disrepair or social housing maintenance? We are recruiting for an established national property services contractor delivering high-volume housing maintenance programmes across South London. This is a key operational role with responsibility for the performance of multiple contracts, leading direct labour and subcontractor teams while ensuring works are delivered safely, efficiently and to a consistently high standard.
The Role
- Oversee reactive repairs, void property works and housing disrepair programmes across occupied and vacant residential properties.
- Manage reactive repairs, voids and disrepair contracts.
- Lead Site Managers, Supervisors, operatives and subcontractors.
- Monitor KPIs, budgets, service levels and programme performance.
- Manage labour, materials and subcontractor resources.
- Maintain strong client and stakeholder relationships.
- Handle escalations, complaints and complex resident issues.
- Monitor costs, variations, forecasts and contract profitability.
- Support valuations and commercial reporting.
- Drive service improvements and contract growth.
- Ensure compliance with health and safety, quality and contractual standards.
About You
- Experience managing reactive maintenance, voids, disrepair or response repair contracts.
- A strong background in social housing, property services or housing maintenance.
- Experience leading direct labour and subcontractor teams.
- Experience managing high-volume workstreams or multiple contracts.
- Good knowledge of KPIs, budgets and service-level targets.
- Strong client, stakeholder and resident management skills.
- Experience using repairs, job management or contract management systems.
- A full UK driving licence.
Relevant construction management, building maintenance or health and safety qualifications would be advantageous.
