We are recruiting for an experienced Planned Works Contracts Manager to join a growing operational team delivering social housing refurbishment and painting projects across South East London and Kent. This is an excellent opportunity for someone with strong planned maintenance or cyclical decoration experience who enjoys leading teams, managing multiple sites and delivering projects to a high standard within occupied social housing environments.

The Role
- You’ll oversee multiple planned works and painting contracts, ensuring projects are delivered safely, efficiently and in line with programme expectations.
- You’ll work closely with site teams, supervisors, subcontractors and clients to maintain high standards across quality, health & safety, resident engagement and operational delivery.
Responsibilities
- Managing planned works and painting refurbishment contracts
- Overseeing operational delivery across multiple live sites
- Managing labour, subcontractors and site teams
- Ensuring projects meet programme and budget targets
- Conducting site inspections and quality audits
- Managing Health & Safety compliance across contracts
- Building strong client and resident relationships
- Supporting workforce planning and resource allocation
- Producing progress reports and operational updates
- Maintaining excellent site standards and customer satisfaction
What We’re Looking For
- Strong Contracts Management experience within social housing
- Background in painting, planned maintenance or refurbishment works
- Damp & mould project exposure
- Experience managing multiple sites simultaneously
- Strong leadership and communication skills
- Good understanding of compliance and H&S legislation
- Ability to drive performance and maintain programme delivery
Essential
- NVQ Level 3 or equivalent trade qualification
- SMSTS & SSSTS
- IOSH
- Full UK Driving Licence
Desirable
- NVQ Level 5 or 6
- Experience within occupied refurbishment environments
- Knowledge of cyclical decoration programmes
