The Opportunity
This is not a desk-based QS role. We're looking for a hands-on Quantity Surveyor to join a successful Orpington branch delivering planned works programmes across social housing. You'll be working in a fast-paced environment, heavily focused on kitchen & bathroom refurbishment programmes, where SOR coding, commercial awareness and site presence are critical. You'll be expected to hit the ground running, take ownership of your contracts and play a key role in protecting margin and driving performance.
The Role
- Manage the commercial performance of planned works contracts
- Work heavily with Schedule of Rates (SOR) / NHF frameworks
- Attend site regularly - this is a site-led role, not office-based
- Monitor and control costs, variations and contract performance
- Work closely with Contracts Managers in a joined-up, delivery-focused team
- Manage and hold subcontractors and direct labour accountable
- Drive CVR, margin and financial performance across projects
- Identify issues early and take proactive action
What We're Looking For
- Proven experience as a Quantity Surveyor within social housing / planned works
- Strong background in kitchen & bathroom refurbishment (ESSENTIAL)
- Excellent SOR coding experience (NHF or similar frameworks)
- Strong commercial and financial awareness
- Experience managing subcontractors and direct labour
- Confident, steely mindset - able to challenge and hold people to account
- A self-starter - proactive, motivated and able to manage yourself
- Someone who is hungry, ambitious and wants to progress
