Lead Quantity Surveyor – Fire Protection Swaffham / East Anglia / Northern Home Counties £60,000 – £70,000 + car allowance + fuel card for business and personal use + up to 25% bonus Permanent | Senior Commercial Role
Are you an experienced Quantity Surveyor, Senior Quantity Surveyor, Lead Quantity Surveyor or Commercial Surveyor looking for a role with genuine ownership, visibility and progression? This is a standout opportunity to join a growing fire protection and property services branch delivering reactive works, planned contracts and project-led schemes across East Anglia and the Northern Home Counties. The branch has already achieved strong growth, with turnover of around £9.4m last year and expected to exceed £10m this year.
You will step into a key senior commercial role, taking ownership of commercial performance across multiple workstreams while working closely with operational teams and senior management. This is not a narrow QS role. You will lead the branch commercial function, manage CVRs, pricing, invoicing, valuations, variations, final accounts, cost control and commercial reporting, while also supporting the development of junior commercial staff.
The Role
As Lead Quantity Surveyor, you will take responsibility for the commercial management of a varied and fast-moving branch workload. Projects range from reactive maintenance and smaller works through to major client accounts, public sector frameworks and longer-term contracts.
You will be responsible for:
- Leading the branch commercial function
- Managing commercial performance across multiple workstreams
- Preparing, reviewing and completing month-end CVRs
- Running regular CVRs across live contracts
- Pricing works and supporting tender submissions
- Managing invoicing, valuations, variations and final accounts
- Monitoring cost control, profitability and commercial risk
- Tracking reactive and project-led works commercially
- Producing accurate commercial reports
- Working closely with operational and branch teams
- Supporting improved branch performance
- Helping develop junior commercial staff
About You
We are looking for a commercially strong Quantity Surveyor who can confidently take ownership of a branch-level commercial function. Fire protection, passive fire, fire doors or fire stopping experience would be useful, but it is not essential. The priority is strong Quantity Surveying experience, commercial accuracy, CVR confidence and the ability to manage multiple contracts, accounts and workstreams in a busy operational environment.
Relevant backgrounds could include fire protection, passive fire, reactive maintenance, property services, social housing, planned works, refurbishment, construction, public sector frameworks, healthcare, education or leisure-sector works.
Essential Experience
You will need:
- Strong Quantity Surveying experience
- Experience managing commercial performance
- CVR and month-end reporting experience
- Pricing, invoicing and valuation experience
- Variations, final accounts and cost control knowledge
- Ability to manage varied project values and contract types
- Strong attention to detail and commercial accuracy
- Confidence working with operational teams
- Ability to support junior commercial staff
Why Apply?
This is a rare opportunity to step into a senior commercial role with real responsibility, strong earning potential and the chance to shape the commercial performance of a growing regional branch. You will be joining a national property services and fire protection business with long-term quality contracts across social housing, healthcare, education, leisure, public sector and commercial environments. The branch achieved a 15% bonus last year and exceeded its net profit target by around 34%, with bonus performance now linked to wider branch KPIs including profit, health and safety, driver scores and operational performance.
The Culture
Team fit is hugely important. We are looking for someone genuine, honest, trustworthy and commercially confident. Someone who wants to progress, work towards shared goals and be part of a team where people muck in and support each other. You do not need to be the most qualified QS in the market if you are the right person culturally. You do need to be commercially capable, reliable, approachable and motivated to help the branch continue to grow.
