Business Development Manager Property Services

As Business Development Manager, you will generate the volume and value of enquiries needed to support regional turnover targets.
This is a relationship-led, field-based position. You will spend your time meeting clients, developing existing accounts, attending events and identifying new opportunities across your territory.
Around 40% of your week will involve cold calling and proactive new business development.
You will build your pipeline through a combination of:
- Your own professional network
- Existing customer relationships and referrals
- Cold calling and direct prospecting
- Procurement and tender-monitoring software
- Networking events and face-to-face meetings
- Marketing campaigns and regional introductions
You will be supported by the companys bid team, marketing team and regional office colleagues, helping you turn qualified opportunities into competitive proposals and new contracts.
Key Responsibilities- Generate new enquiries and develop a sustainable regional pipeline
- Build relationships with new and existing clients
- Target approximately 40% of your activity towards new business
- Manage and develop a portfolio of existing customer accounts
- Use your own network and existing client relationships to create introductions
- Identify upcoming contracts through procurement and tender software
- Attend client meetings, networking events and industry functions
- Track opportunities, calls, quotations and follow-ups through the ERP system
- Monitor branch performance against turnover and sales targets
- Work with Branch Managers to address gaps against target
- Support the bid team with client insight and opportunity information
- Work with marketing colleagues on campaigns and regional visibility
- Follow up quotations and maintain accurate opportunity records
- Produce monthly sales and branch performance reports
- Develop relationships with supply-chain partners
You will be a confident and commercially focused Business Development Manager who enjoys being out in the market, meeting clients and opening new conversations.
You will ideally have:
- Experience in both new business development and account management
- A proven ability to generate business through cold calling and relationship building
- Experience managing multiple clients and commercial opportunities
- An existing network within construction, property or public-sector services
- Experience building and managing a structured sales pipeline
- Confidence dealing with clients by telephone and face-to-face
- Good knowledge of CRM, ERP or procurement systems
- Strong written, verbal and organisational skills
- Good Microsoft Office skills
- A full UK driving licence
Experience selling services to Local Authorities, Housing Associations, education, healthcare, commercial, retail or leisure clients would be particularly valuable.
A background with a Tier 1 contractor or within property services, planned maintenance, refurbishment, social housing, painting and decorating, facilities management or construction would be advantageous.
