Recruit 4 Construction is representing an established social housing refurbishment contractor looking to strengthen its commercial team. This is a flexible appointment—the position, responsibilities and package will be shaped around the experience and capabilities of the successful candidate.
The opportunity
You will take commercial ownership of a portfolio of planned refurbishment projects, primarily involving social housing kitchen and bathroom replacement programmes. Projects typically range in value from £100,000 to £2 million, providing plenty of commercial variety without requiring you to spend your entire week travelling between sites. Approximately 90% of the position is office based, with occasional visits to local projects. You will work closely with the commercial and operational teams, giving you direct involvement in both the financial performance and successful delivery of each scheme.
Your responsibilities
- Taking commercial ownership from project commencement through to final account
- Preparing and managing valuations, variations and cost reports
- Procuring and commercially managing subcontractor packages
- Monitoring expenditure, margins and overall project performance
- Identifying commercial risks, opportunities and potential cost savings
- Managing subcontractor accounts and negotiating final accounts
- Working closely with operational teams to keep projects commercially on track
- Developing effective relationships with clients, subcontractors and internal stakeholders
- Visiting local projects when required
What we need from you
Previous social housing refurbishment experience is essential. You must understand the commercial demands of planned maintenance and refurbishment work, particularly kitchen and bathroom replacement programmes. You should also have:
- A minimum of three years’ Quantity Surveying experience
- The confidence to manage projects or packages with minimal supervision
- Strong commercial reporting and cost-control capabilities
- Experience managing valuations, variations and subcontractor accounts
- The ability to identify and deal with commercial risks proactively
- A collaborative approach when working with operational delivery teams
- The confidence to take responsibility and make commercially sound decisions
