The Role

Our client is seeking an experienced Contracts Manager to take full responsibility for the delivery of reactive repairs and voids works across a key social housing contract in South East London. This is a permanent opportunity offering long-term stability, autonomy, and the chance to lead a high-performing contract. The successful candidate will oversee operational performance, commercial management, and client relationships, while leading a team delivering a fast-paced maintenance service.

Key Responsibilities

  • Oversee the end-to-end delivery of reactive repairs and voids works
  • Manage and lead a team of supervisors, planners, and multi-trade operatives (multi-traders)
  • Ensure KPIs, SLAs, and contractual obligations are consistently met
  • Take ownership of budgets, cost control, and contract profitability
  • Build and maintain strong relationships with clients and stakeholders
  • Drive service improvements and enhance customer satisfaction
  • Ensure compliance with health & safety regulations and company policies
  • Manage subcontractors and monitor performance and quality
  • Produce performance reports and attend client meetings

Candidate Requirements

  • Proven experience in a Contracts Manager role within social housing
  • Strong background in reactive repairs and voids
  • Experience managing teams of multi-trade operatives within a repairs environment
  • Experience managing high-volume maintenance contracts
  • Commercially astute with P&L responsibility
  • Knowledge of NHF Schedule of Rates (desirable)
  • Strong leadership and team management skills
  • Excellent communication and stakeholder management ability
  • Organised, proactive, and solutions-focused
