Our client is a dynamic and privately owned construction business that has a turnover of around £70 million and works predominantly within London. They offer a boutique and niche approach to clients working on a range of commercial fit out schemes. The company has 6 Directors and currently employs over 100 members of staff. The business has steadily grown over the last few years and specialises in CAT A & B fit out, specialised works and furniture. They are split into four divisions encompassing Interiors, Furniture, Pharmaceutical & Laboratories.
We are seeking a Commercial Manager for the business, and this individual will manage the project related commercial function from cradle to grave, ensuring project profitability and risk whilst ensuring our customer’s experience is entirely positive through great communication.
Key Responsibilities & Accountabilities include but are not limited to:
- Total appreciation for market rates within the fit-out industry and the aptitude to build up pricing at significant pace specifically in the turnkey market
- Management of projects ranging from 0 to £20 million – prioritized to manage all expectations and deadlines
- Negotiates competitive sub-contractors and variation costs in a proactive way to maintain relationships up and downstream
- Client/stakeholder/internal team communications of the highest order
- Agrees accounts with respective QS subject to profitability
- Manages supply and delivery of areas of responsibilities to exceed senior management expectations
Expectations:
- Produces the monthly client applications in line with the commercial calendar
- Raises IPCs for packages
- Commercially manages design consultants, specialist fees, etc.
- Ensures package profitability
- Manages risk in areas of responsibility
- Manages multiple projects and bids simultaneously without dropping the ball!
Technical Management Required:
- Strong financial skills
- Commercial management of packages
- Measures to assess variations
- Reports through relevant systems
- Understands the design and construction process to ensure accurate procurement
- Understands contractual agreements
Behavioural Competencies Required:
- All-round appreciation of the company culture
- Chairs cost meetings with client or contractor QSs
- Works closely with technical managers on specific work packages prior to and during construction work phase
- Acts with integrity especially in contract negotiations
- Effective problem-solving skills
- Interacts with line manager and/or commercial director, project managers and other members of the commercial team to ensure we apply for required costs under each package
- Presentation skills
Qualifications, Certifications and Experience (Ideal but not essential):
- Degree in Quantity Surveying or Cost/Commercial Management
- Relevant commercial office fit out experience
