We are currently collaborating with a main contractor that specialises in the responsive repairs, planned maintenance and retrofit projects for local authorities and housing associations. With offices across the UK, the company now employs over 700 skilled operatives and specialists delivering a national solution with a local focus. Since their inception 20 years ago, the company has grown rapidly having completed works on over 5,000 tenanted properties and now turning over in excess of £80 million, offering comprehensive works covering full kitchen and bathroom replacements, electrical rewires, boiler changes, new heating systems, disabled adaptations, external insulated rendering, general roofing, loft insulation, and external environmental works.
Our client is seeking an experienced Senior Quantity Surveyor to join their Roofing Division. This is a senior-level commercial position responsible for overseeing the financial and contractual management of multiple roofing contracts within social housing frameworks. The successful candidate will play a key role in protecting margins, managing risk, and leading commercial activities across a portfolio of works. In addition to project-level responsibilities, the Senior Quantity Surveyor will provide leadership and guidance to junior commercial staff and support strategic commercial decision-making within the division.
Roles and responsibilities include but are not limited to:
- Take overall commercial responsibility for multiple roofing contracts
- Ensure projects are delivered in line with agreed budgets and profit targets
- Lead monthly CVR reporting and financial forecasting
- Provide strategic commercial input to senior management
- Identify commercial risks and implement mitigation strategies
- Manage the full commercial lifecycle from contract award to final account
- Prepare, review, and submit interim valuations
- Oversee variation identification, pricing, and agreement
- Manage change control processes
- Lead final account negotiations and settlement
- Oversee subcontract procurement strategy
- Lead negotiations with subcontractors and suppliers
- Ensure robust subcontract documentation and compliance
- Monitor subcontractor performance and payment processes
- Drive value engineering and cost-saving initiatives
- Provide guidance and mentoring to Quantity Surveyors and Assistant QSs
- Review and approve commercial reports prepared by junior team members
- Support professional development within the commercial team
- Promote best practice and commercial governance
- Act as key commercial contact for clients (local authorities & housing associations)
- Attend and lead commercial meetings
- Build and maintain strong client relationships
- Support dispute resolution and claims management where necessary
- Assist in pricing and reviewing new roofing tenders
- Contribute to bid strategy and margin setting
- Support mobilisation of new contracts
- Provide commercial input into contract negotiations
