The European portfolio has grown significantly, with investments across the UK and Europe, and the company seeks to develop its Asset Management capabilities in a flat structure with opportunities for career growth.
Position Overview
Reporting to a Senior Asset Manager, the Asset Manager’s role is to drive income and maximise portfolio occupancy and rent recapture, while achieving the best economic outcome for the company. The role will primarily involve assessing, reviewing, analysing, presenting, negotiating, and transacting lease renewals, rent reviews, regears, and new lettings in line with portfolio goals. The Asset Manager will collaborate across Realty Income and with external clients, advisors, and stakeholders, and may be asked to take on duties beyond listed responsibilities due to the early growth stage of the UK platform.
Key Responsibilities
- Compile Annual Business Plans for multi-let assets.
- Carry out lease renewals, rent reviews, lease regears, and new lettings; conduct internal analysis and presentations; negotiate with clients; work with Legal to transact deals; keep Head of Asset Management UK apprised.
- Manage monthly leasing meetings with leasing agents, planners, project managers, and property managers.
- Identify additional opportunities to drive income at sites.
- Oversee developments at existing sites (amalgamation works, tenant changes, extensions, new units, etc.).
- Meet regularly with local stakeholders and foster strong relationships.
- Support Value-Add Investment transactions for new purchases requiring detailed business plans.
- Assist the Head of Asset Management UK with major portfolio discussions/deals, including analysis and presentations.
- Assist with ESG initiatives across the portfolio (EV charging, solar projects, SMART initiatives, local community initiatives).
- Visit and meet with retail clients to develop and enhance relationships.
- Validate and reconcile metrics for quarterly reporting requirements.
- Delegate tasks to analysts for research, analysis, evaluation, and preparation for negotiations and presentations.
- Review analysts’ work products (research, analysis, maps, transaction memos, client information, etc.).
- Manage analysts and provide clear direction.
- Identify adjacent ownerships that can be acquired to enhance returns and liaise with the Investment Team.

Knowledge, Skills, and Abilities
Must Have For The Role
- Suitable commercial real estate asset management experience (ideally managing retail assets) or experience managing retail leases (including renewals).
- Thorough knowledge of commercial real estate principles; strong technical analysis and IT skills including intermediate to advanced Excel.
- Strong negotiating skills with salesmanship, persuasiveness, and objection-handling abilities.
- Excellent verbal and written communication skills; ability to present proposals, negotiate transactions, and convey complex ideas to senior management.
- Ability to multi-task in a fast-paced environment and prioritise competing demands.
- Ability to manage disagreements and point-of-view differences with clients, lease advisors, buyers, and other third-party requestors.
- Capability to manage people and resources effectively.
- Strong critical-thinking and innovative approach to the role.
- Aptitude to make effective decisions and present recommendations.
- Ability to establish, maintain and grow cooperative working relationships both internally and externally.
- Occasional business travel required.
Desirable But Not Essential
- MRICS qualified.
- Proficiency in Microsoft Outlook, Power BI, Word, and Salesforce.
- Undergraduate degree: B.S. or B.A. in a related field (or equivalent work experience).
