Project Location: Initial Pre-Construction Phase based at Gloucester Road, London, transitioning to full-time site-based role in Guildford.

Project Duration: Approx. 12-14 Months.

Project Value: Approx. £3.5m (Specialist Live Environment & Cleanroom Facility Works).

Role Overview

This commercial interior fit-out company are seeking an experienced and proactive Project Manager to lead the delivery of a highly specialist healthcare and technical facility project involving live operational works, cyclotron installation, modular building integration, cleanroom fit-out, and significant MEP coordination.

The successful candidate will take full responsibility for the project from pre-construction and Stage 2 coordination through to commissioning, validation, and final handover. This is a client-facing leadership role requiring strong technical understanding, programme management capability, and experience delivering complex projects within regulated or operational environments.

The role will initially be based at our Gloucester Road hub in London during the pre-construction and Stage 2 phases before transitioning to full-time site management in Guildford for the construction and commissioning stages.

Key Responsibilities

  • Pre-Construction / Stage 2 Phase
    • Lead project coordination during the Stage 2 tender and pre-construction process.
    • Manage design development and technical coordination with consultants, specialist suppliers, and subcontractors.
    • Review programme sequencing, buildability, logistics, and risk management strategies.
    • Coordinate procurement and subcontract package engagement.
    • Attend weekly design team, progress, and client meetings.
    • Support value engineering and programme optimisation exercises.
    • Coordinate temporary works, enabling works, and live environment planning.
  • Construction Delivery Phase
    • Take overall responsibility for site delivery, programme, quality, and safety.
    • Manage all subcontractors, specialist suppliers, and direct labour teams.
    • Lead daily coordination within a live operational environment.
    • Manage complex interfaces including cyclotron installation, temporary roof access works, structural alterations, modular building installation, civils and infrastructure works, cleanroom construction, and specialist MEP integration.
    • Ensure strict compliance with programme milestones and sequencing requirements.
    • Chair progress meetings and maintain regular client communication.
    • Coordinate all logistics, lifting operations, and specialist access arrangements.
    • Manage commissioning and validation activities through to completion.
  • Client & Stakeholder Management
    • Act as the primary day-to-day client interface throughout the project lifecycle.
    • Build and maintain strong relationships with the Client, consultants, suppliers, and operational teams.
    • Provide clear reporting on programme, risks, commercial matters, and project progress.
    • Coordinate third-party approvals and specialist interfaces where required.
  • Health, Safety & Quality
    • Ensure works are delivered safely within a live operational facility.
    • Implement and maintain high-quality standards throughout construction and commissioning.
    • Oversee Construction Phase Plan implementation and site compliance.
    • Ensure all commissioning and validation documentation is completed and coordinated.

Candidate Requirements

  • Proven experience delivering complex construction projects from pre-construction through to completion.
  • Strong cleanroom and specialist MEP project experience.
  • Experience managing commissioning and validation processes.
  • Previous experience within healthcare, pharmaceutical, laboratory, technical, or live operational environments.
  • Excellent programme management and coordination skills.
  • Strong client-facing and leadership capability.
  • Experience managing subcontractors and specialist suppliers.
  • SMSTS, CSCS, and First Aid certification.
