Head of Facilities Management and Building Safety

We are looking for an experienced Head of Facilities Management and Building Safety to take responsibility for building safety compliance and the delivery of hard facilities management across a portfolio of high-rise residential buildings.

This is a senior and influential role with responsibility for ensuring buildings meet the requirements of the Building Safety Act 2022, alongside maintaining high standards of health & safety, fire safety, statutory compliance and technical facilities management.

Key Responsibilities

• Lead building safety and hard FM compliance across a portfolio of high-rise residential assets.
• Act as the main point of contact with the Building Safety Regulator, including managing Building Assessment Certificate applications and Higher‑Risk Building registrations.
• Oversee the development and maintenance of building safety cases, Resident Engagement Strategies and Mandatory Occurrence Reporting processes.
• Ensure statutory M&E maintenance, risk assessments and associated remedial works are completed within required timescales.
• Provide technical guidance to operational teams on building safety, fire safety and FM matters.
• Manage complex fire safety issues including external walls, compartmentation and fire doors.
• Oversee outsourced hard FM, building safety and H&S consultants and contractors.
• Develop FM specifications, SLAs and KPIs and monitor supplier performance.
• Support the mobilisation of new residential buildings, ensuring appropriate O&M information, Regulation 38 documentation and Building Safety Regulator requirements are met.
• Lead, mentor and develop the Building Safety Coordinator and provide training and guidance to site‑based teams.

About You

We are looking for someone with strong experience across technical facilities management, building safety and health & safety within residential buildings, ideally including high-rise or Higher‑Risk Buildings.

You should have:

• Strong working knowledge of the Building Safety Act and Building Assessment Certificate requirements.
• Experience managing H&S and fire safety within residential buildings.
• Knowledge of external wall systems, compartmentation, fire doors and wider fire/life safety.
• Experience managing outsourced hard FM and specialist building safety/H&S consultants.
• An IWFM membership at member level or above.
• NEBOSH or an equivalent health & safety qualification.
• Strong leadership, stakeholder management and problem‑solving skills.

Experience developing building safety cases for high‑rise residential buildings and a Level 3 qualification in a building services discipline would be advantageous.
