We are working with a growing residential platform seeking an experienced Regional Manager to take ownership of a regional portfolio of single-family build-to-rent homes. This is a senior operational role with responsibility for launching new neighbourhoods, driving leasing performance, leading customer experience, and protecting long-term asset value. You will work closely with development, investment, and client stakeholders to ensure communities are delivered to a consistently high standard.
The Role
You will have end-to-end responsibility for operational performance across your division, from pre-opening through to stabilised trading.
Key Areas of Focus
- Bringing new rental communities live following construction completion
- Maximising occupancy and rental performance
- Delivering a market-leading resident experience
- Ensuring homes are maintained efficiently and compliantly
- Leading, developing, and inspiring on-site and regional teams
Key Responsibilities
Community Launch & Mobilisation
- Lead the transition from construction to fully operational rental communities
- Plan and deliver staffing, systems, supplier onboarding, and readiness programmes
- Partner with development teams to ensure smooth handover and lease-up
Leasing & Performance
- Own leasing strategy and delivery across the division
- Manage and performance-manage external leasing partners and agents
- Track KPIs, identify risks, and implement improvement plans
- Ensure all marketing and leasing activity reflects brand positioning
Resident Experience
- Embed a resident-centric culture across all sites
- Oversee consistent, high-quality service from enquiry through to move-out
- Implement structured onboarding and departure processes
- Use feedback and insight to continuously improve satisfaction and retention
Maintenance & Asset Care
- Ensure homes and shared areas are maintained to a high standard
- Oversee preventative maintenance, compliance, and health & safety
- Implement long-term asset and lifecycle planning to protect value
- Manage contractor relationships and service performance
- Own divisional budgets and operating performance
- Deliver clear, accurate reporting to clients and stakeholders
- Identify opportunities to improve income, cost control, and asset returns
Leadership
- Recruit, coach, and develop operational and community teams
- Build a high-accountability, high-performance culture
- Ensure policies, procedures, and regulatory requirements are met
