My client owns an eclectic mix of heritage and modern commercial properties, attracting and retaining businesses from a diverse range of industry sectors. As the Leasing Manager, you will be responsible for overseeing the leasing process for commercial properties within their portfolio. This includes sourcing new requirements via agents, brokers, and end users, managing tenant relationships, negotiating leases, and maximizing occupancy rates to achieve revenue targets.

Responsibilities:

  • Act as the primary point of contact for existing tenants, addressing their queries, concerns, and requests in a timely and professional manner.
  • Build and maintain strong relationships with tenants to ensure high levels of tenant satisfaction and retention.
  • Conduct regular site visits and inspections to assess property conditions and address any maintenance or operational issues.

Leasing Activities:

  • Develop and implement leasing strategies to attract new tenants and maximize occupancy rates.
  • Identify and pursue potential tenants through proactive marketing and networking efforts.
  • Negotiate lease terms, including rental rates, lease duration, and tenant improvements.
  • Prepare lease agreements and other relevant documentation, ensuring compliance with legal and regulatory requirements.
  • Coordinate lease signings and move-in/move-out processes in collaboration with internal teams and external stakeholders.

Market Analysis:

  • Conduct market research and analysis to identify trends, competitor activity, and opportunities for portfolio optimization.
  • Stay informed about local market conditions, economic indicators, and industry developments to inform leasing strategies and decision-making.
  • Monitor and track leasing performance against targets, preparing regular reports and updates for senior management.
  • Assist in budgeting and forecasting leasing revenues and expenses, providing input and recommendations as needed.
  • Collaborate with internal teams, including property management, marketing, and finance, to ensure coordinated and effective leasing operations.
  • Liaise with external stakeholders, such as brokers, legal advisors, and prospective tenants, to facilitate leasing transactions and resolve issues as needed.

Requirements:

  • You will have a minimum of 4 years agency/leasing experience gained either in private practice or client side.
  • Solid knowledge of L&T act legislation and current property legislation.
  • You will have extensive knowledge of the West End London property market, covering all use class orders with a strong emphasis on Class E uses.
  • Ability to negotiate lease terms, re-gears.
