An experienced Senior Property Manager is required to oversee a large and varied portfolio of approximately 180-200 residential units in the Hendon area. This is a fantastic opportunity for a confident, organised and knowledgeable property professional who thrives in a fast-paced environment and enjoys taking full ownership of a substantial portfolio. You will be responsible for the end-to-end management of tenancies, ensuring properties are well maintained, compliant with current legislation, and that both landlords and tenants receive an outstanding level of service. You'll be joining a professional and supportive team, with administrative support and strong systems in place to help you manage your portfolio effectively.

Key Responsibilities

  • Managing a portfolio of approximately 180-200 residential properties
  • Overseeing all aspects of Assured Shorthold Tenancy (AST) management
  • Serving Section 21, 13, 8 and 42 Notices when required
  • Managing rent arrears and implementing recovery strategies
  • Coordinating tenancy renewals, referencing and tenancy progression
  • Organising inventories, check‑ins and check‑outs
  • Managing planned and reactive property maintenance
  • Monitoring void properties and implementing strategies to minimise vacancy periods
  • Ensuring all properties remain fully compliant with current Health & Safety and lettings legislation
  • Conducting regular property inspections (minimum twice annually)
  • Working closely with Property Management Assistants to ensure smooth administration

About You

  • Minimum 5 years' experience in residential property management
  • Strong understanding of UK tenancy legislation and compliance requirements
  • Experience managing a large residential portfolio
  • Comfortable serving statutory notices and managing arrears
  • Highly organised with the ability to prioritise and manage a busy workload
  • Confident communicator with excellent landlord and tenant management skills
  • Experience using property management software (Qube advantageous)
  • Full UK Driving Licence preferred, although non‑drivers will also be considered
