We are currently seeking an M&E Small Works Manager in Bury to take ownership of a growing small works and servicing stream, typically £50k and below, across the North-West. This role suits someone who enjoys running multiple smaller projects properly, keeping clients informed, and delivering clean, compliant works in live environments. A large portion of the work is within healthcare settings, so experience delivering projects in hospitals and occupied buildings will be important. Alongside delivery, there's a real opportunity to help shape and grow the small works offering, improving structure, consistency and client experience.
What You'll Be Doing
- Securing, pricing and delivering M&E small works and minor projects (typically £50k and below)
- Preparing quotes, managing budgets, tracking costs and approving invoices
- Managing works across mechanical, electrical, ventilation, BMS and associated builders works/joinery
- Planning and sequencing works to minimise disruption in live environments, including decant processes where required
- Ensuring installations meet current guidelines, relevant HTMs, and quality expectations
- Acting as the main point of contact for clients, keeping communication clear and proactive
- Coordinating subcontractors and internal labour, managing access, permits and day-to-day site activity
- Maintaining strong document control and consistent operational procedures
- Leading structured site and client meetings, reporting progress and resolving issues quickly
- Ensuring health and safety compliance and responding to changing site conditions
Skills & Experience Required
- Experience managing FM small works, minor projects or small-value building services projects
- Strong track record delivering works in healthcare environments (hospitals / occupied sites)
- Broad M&E understanding across mechanical, electrical, ventilation and BMS, plus interface with builders works
- Confident pricing, quoting and managing multiple jobs concurrently
- Able to demonstrate stability and consistency through work history
- Strong organisational skills and a tidy approach to documentation and reporting
- Comfortable working in live, occupied environments with minimal disruption
- SSSTS or SMSTS (preferred)
- Full UK driving licence
- Ideally based within approximately 20 miles of Bury (BL9)
- Desirable: Manual Handling, IPAF, Asbestos Awareness, First Aid
