MainDuties: VoidsSupervisor
- WorkingwiththeVoidsRepairsManagerandAssistantVoidsRepairsManagertoinspect,assessandtriagenewvoids,determiningthescope,natureandextentofworks,anyspecificcharacteristics(e.g.access,adaptedproperty,etc.)andsuitabilityforDLOorcontractordelivery.
- ReviewworkshistoriesonNECNorthgatetoensureanyoutstandingorrepeatrepairsareaddressedandresolvedduringthevoidwork.
- Providerelevantpropertyandresidentinformationtotheappropriateteamorcontractoraspartoftheworksorder.
- Whenundertakingthetriageinspection,completepropertyinformationdocumentsandprovidethemtocolleagues.
- LiaisewiththeVoidCoordinatorsinarranginghouseandgardenclearances,asbestossurveysandtestreports.Arrangepest,gasandheatingworksdeliveredbythein-houseteam,andwheretheDLOisundertakingthework,arrangeforthein-houseelectricalteamtoattend.
- Whereappropriate,raisetheAsbestosRemovalSORcodesonNECNorthgateandissueorderstoremoveasbestosperCouncilpolicy.LiaisewiththeVoidCoordinatorswhooverseetheprogressionofworksandproviderelevantcompletiondocumentation.
- Ensuretheprovisionofallrelevantreportstocontractorsandin-houseteams.
- SpecifyandcodeupworksusingtheNHFScheduleofRates(contractors)orthebespokeBirchmereSORs(DLO)dependingontheworkstreamdeliveringworks,enteringthecodesontoNECNorthgateandissuingorders.
- Forworksthatarenotcodifiable,instructcontractors,arrangeforquotationsinlinewithCouncilpolicy,raiseordersonNECNorthgateandissue.
- Reviewandissueallriskassessments,methodstatements,andCOSHHassessmentsandensuretheyarefitforpurposeandinlinewithcurrentregulations.
- Ensurehighlevelsofproductivity,qualityandvalueformoneyareachievedfrominhouse,voidandspecialistcontractordeliveryteamsthroughregularmonitoringandmanagement.
- Superviserepairs,voids,andspecialistcontractors,ensuringthatallDLOandcontractoroperativesworkefficientlyandproductivelyinlinewithallrelevanthealthandsafetyregulations.
- Completeon-sitehealthandsafetyauditsandidentifyandaddresscorrectiveactionswiththecontractororDLOteam.Escalateconcernstotherelevantmanagertoagreeonanactionplanwherenecessary.RecordinspectionsontheappropriatedocumentationandprovidethemtotheVoidsRepairsManagerorAssistantVoidsRepairsManagerasappropriateforrecordingandanalysis. xgikmsk
