Key Responsibilities:
- Uphold SHP's Values, Behaviours & Leadership expectations at all times.
- Responsible for the operational management and delivery of M&E works programmes and projects.
- Contract manage and monitor service providers delivering the M&E repairs, maintenance, and servicing contracts and ensure SHP is statutory compliant in all aspects.
- Audit contractor performance and ensure certification and test reporting is accurate and correctly recorded in databases and registers.
- Undertake pre and post inspection of works and servicing to monitor quality and ensure the service provider is meeting the contract specification or brief.
- Design and prepare specifications, tender documents and procure contracts with the support of the Client Manager and Quantity Surveyor.
- Commission and manage consultants to deliver projects as instructed by the Engineering and Compliance Manager.
- Forecast annual budgets and manage monthly cash flow and expenditure to meet approved sums.
- Deliver a high quality and 'best in class' repair service to customers demonstrated by high levels of satisfaction.
Essential:
- Significant experience in managing Lift and Electrical Compliance Contracts.
- Significant experience in Programme and Project Management from conception to completion.
- Ability to work independently, exercising good initiative and judgement.
- Excellent written and verbal communication skills.
- Proven time management and prioritisation skills.
- Proven experience and ability to deliver excellent customer care and valuing diversity.
- Proven attention to detail and ability to work on a variety of tasks simultaneously.
- Experience of conducting technical inspections.
- Working knowledge of building services and building construction, best practice and regulations.
- Working knowledge of current forms of building services contract and implementation.
- Experience of managing and monitoring budgets, implementing action plans to address adverse variances.
- Technical expertise sufficient to understand complex issues in construction, engineering and maintenance in the delivery of projects.
- Understanding and experience of leasehold service charging including consultation requirements for qualifying works (S20).
Desirable:
- Minimise exposure to risks for SHP and residents by effective management of service providers and ensuring properties are compliant.
- Programmes and projects are delivered on time and in budget with overall quality meeting agreed standards.
- Prepare Health & Safety plans, risk assessments, project plans, works programmes, budget estimates, draft board reports, project update reports and other information as required.
- Communicate with residents to ensure that services meet their needs and involve them in projects, specifications and setting service standards.
- Provide excellent frontline customer service by working in partnership with internal and external stakeholders to ensure our customers' needs are met and objectives are achieved.
- Develop and maintain relationships with internal and external stakeholders in order to support our customers.
- Instruct works in accordance with SHP Standing Orders and Financial Regulations.
- Provide technical advice to colleagues and stakeholders.
- Ensure compliance with all relevant statutory and regulatory requirements.
- Address complaints appropriately and within required timescales.
- Ensure that all policies and procedures are adhered to so that consistent and standard practice is achieved across the organisation.
- Assess clients' needs to ensure effective service delivery.
- Prepare works orders, specifications, schedules of work, manage variations.
