Shift: 4 on 4 off (7am-7pm / 7pm-7am)
Location: Static site - Watford
Salary: £46k to £49k per annum - bags of overtime available
Duties:
- Diagnose and repair electrical faults in power and lighting circuits.
- Reset tripped breakers and replace faulty components.
- Respond to alarms from Building Management Systems (BMS).
- Repair emergency lighting and battery backup systems.
- Assist in planned power shutdowns and changeovers.
- Conduct weekly generator load testing.
- Inspect fuel levels and generator cooling systems.
- Monitor and maintain UPS battery health.
- Maintain and repair chillers, CRAC (Computer Room Air Conditioning) units, AHUs (Air Handling Units), and FCUs (Fan Coil Units).
- Clean and replace air filters, belts, and bearings.
- Check refrigerant levels and diagnose faults in DX (Direct Expansion) and VRV/VRF systems.
- Monitor and maintain cooling towers and associated water treatment.
- Inspect and maintain booster sets and sump pumps.
- Repair leaking pipework and replace valves where necessary.
- Maintain pressurisation units and expansion vessels.
- Unblock drains and investigate leaks.
- Repair faulty taps, toilets, and sinks.
- Inspect water storage tanks and maintain Legionella compliance.
Requirements:
- C&G 18th Edition
- C&G / NVQ Level 3 in electrical/mechanical maintenance
- Min. 2 years critical building maintenance experience
- Min. 5 years building services maintenance experience
