About the Role As a Senior Surveyor within the Property & Asset Management team, you will provide expert leadership in managing complex commercial properties.

This senior position requires advanced technical knowledge, strategic thinking, and the ability to mentor junior colleagues while delivering exceptional service to clients.

Key ResponsibilitiesClient Relationship Management Act as main point of contact for Asset Managers, leading relationships with professionalism and accountability Provide considered advice on both simple and complex property management issues Demonstrate commercial acumen in client-facing situations Balance technical property expertise with business relationship management Lease and Legal Management Handle complex occupier applications including alienation and alterations Own end-to-end processes for lease matters, providing recommendations to client teams Ensure occupier compliance with lease covenants and resolve issues affecting valuation Apply excellent understanding of landlord/tenant legislation and relevant case law Liaise with legal, building surveying, and other specialist advisers as needed Financial Management Work with Accounts teams on financial accountability and cashflow management Provide expert debt recovery advice to asset managers Ensure accuracy of occupier ledgers and resolve issues promptly Take ownership of resolving historic accounting matters Process supplier purchase orders and invoices within mandate Manage financial trackers for utilities, turnover, and commercialization Service Charge Administration Prepare and manage service charge budgets and reconciliations according to RICS Professional Standards Respond authoritatively to occupier queries and challenges Review and advise on service charge apportionment methodologies Ensure accurate calculations and management of occupier caps and landlord liabilities Actively work with asset managers to reduce void costs Property Operations Conduct thorough property inspections according to client and KPIs Submit detailed written reports within 5 working days Maintain high standards across all managed sites Lead transitions meetings and maintain Readiness for Sale packs Collaborate on major works and site-based projects Implement health and safety compliance measures Oversee insurance matters and support annual renewal processes Team Leadership Lead complex property initiatives autonomously while knowing when to escalate issues Provide oversight and mentorship to junior surveyors and graduates Support team members on technically complex issues Create opportunities for junior colleagues to gain exposure to complex work Foster knowledge transfer through coaching and informal tuition Skills & Qualifications Technical Knowledge Advanced knowledge of commercial property management best practices Expertise in complex lease structures and negotiations Strong financial analysis skills for property performance optimization Comprehensive understanding of property-related legislation and compliance Thorough understanding of RICS professional standards and requirements Advanced understanding of sustainability standards and ESG implementation Knowledge of industry benchmarking methodologies and performance metrics Personal Attributes Strategic thinking that connects property activities to broader objectives Excellent judgment when making decisions with significant implications Influencing skills that drive results without direct authority Resilience when dealing with challenging situations or stakeholders Innovative approach to property management challenges Client relationship focus that builds trust and credibility Emotional intelligence when managing team dynamics Diplomatic handling of conflicts and competing priorities Location: Hybrid Working
