Job Description

Land Manager – Residential Development

Location: Swanley, Kent

Reports to: Managing Director

Are you an experienced Land Manager looking for an exciting opportunity in residential development? We are seeking a proactive and results-driven individual to join a team and take responsibility for land search opportunities and site acquisitions. The successful candidate will play a crucial role in the growth and sustainability of the division by identifying and securing prime land for residential projects.

Main Job Purpose:

To effectively be responsible for land search opportunities and acquisitions of sites for residential development. You will also promote and reinforce positive company values.

Key Responsibilities:

  • Identify land opportunities through a strong understanding of the land market in the company's operating areas.
  • Conduct thorough feasibility and market research studies.
  • Produce cost appraisals and plot analyses using Excel to meet budgetary requirements.
  • Utilize your knowledge of planning strategy to negotiate with public and private sectors for site acquisitions.
  • Establish and maintain a strong network of contacts with Agents, Local Authorities, and Utility companies.
  • Liaise with external consultants (architects, engineers, planners) to create viable schemes.
  • Brief solicitors and manage the contract process, including Report on Title, Transfer, and Legal Agreements.
  • Achieve the region’s land requirements in line with agreed policy on growth and sustainability.
  • Collaborate with the Planning & Technical Manager to review developments and maximize sales potential.
  • Prepare and submit final reports for authorization to proceed to contract.
  • Prepare market research (MR) and agree with the Sales & Marketing Director using company templates.
  • Provide weekly and monthly progress reports to the Management Team.
  • Report at Regional Board Meetings on bids, planning, and potential sites.
  • Liaise closely with other staff members to ensure schemes meet company standards.
  • Produce regular Land Reports.
  • Prepare and compile land purchase packs, including financial appraisals.
  • Advise on land purchase costs and sectional agreement costs, including generating fortnightly land cashflows.
  • Tender for and negotiate affordable housing provider bids.
  • Assist in the completion of section 106 agreements.

Knowledge & Specific Job Skills:

  • Good understanding of the land buying process.
  • Good understanding of the planning system and Local Authority policies within the area of operation.
  • Scale drawing skills.
  • Proficiency in Microsoft Office Programmes (Word, Excel & PowerPoint).
  • A clean driving Licence.
  • Good understanding of local market conditions in the area of operation.
  • A good range of local land introducer agents.
  • Good sound knowledge of Bluebeam and its operation/use.
