The predicted salary is between 36000 - 60000 £ per year.

Drafting and serving S20 notices for major works. Manage portfolio in accordance with RICS Codes of Practice, ARMA rules, and landlord and tenant legislation. Provide comprehensive professional property management services for a portfolio of freehold/leasehold developments and individual properties on behalf of clients, developers, and Resident Management Companies, proactively managing lease terms and current best practices. Respond to pre-assignment enquiries. Manage in relation to company targets for income and service delivery. Handle leaseholder enquiries related to the development. Respond to correspondence, emails, and phone calls from Directors, lessees, and tenants. Prepare and draft minutes for Board meetings for Director approval. Understand lease terms well and communicate effectively with lessees, tenants, and letting agents regarding lease violations (noise, pets, etc.). Address issues arising during property management. Ensure smooth operation of properties.

BUDGETS & ACCOUNTS

Prepare and issue draft budgets for Board consideration, using PMS software. Understand service charges and company accounts; explain these to Directors.

INSPECTIONS

Arrange property meetings and inspections. Ensure all contracts and inspections are current. Conduct regular property inspections and address necessary works. Maintain up-to-date Health & Safety, Fire Risk Assessments, Asbestos Surveys, Legionnaires Risk Assessments, and Electrical Reports for managed properties.

INSURANCE

Ensure all properties are insured, manage claims, renewals, and inquiries. Coordinate with Loss Adjusters, obtain quotes for remedial works, and oversee emergency repairs. Work with Directors to ensure revaluation of blocks for insurance purposes at least every 3 years, in line with policy.

MAINTENANCE

Coordinate with contractors for works, issuing work orders via PMS and obtaining Director approval when needed. Monitor contractor performance and job completion, updating PMS accordingly. Prepare specifications, issue tenders, and appoint contractors for contracts like cleaning, gardening, etc. Conduct site inspections to oversee works and inform Directors of progress before payments. Update contracts and schedules of works in the system. Notify lessees and tenants of upcoming works. Collaborate with surveyors on major works, attend progress meetings, serve S20 Notices, and oversee payments.

SERVICE CHARGES

Monitor expenditure to ensure sufficient funds for repairs and works, managing arrears and liaising with solicitors as necessary.

GENERAL

Authorize invoices, maintain filing, and perform other duties as assigned.
