We are seeking a seasoned Commercial Lead / Senior Quantity Surveyor to manage a thriving portfolio of residential developments across Surrey/Sussex. This is a critical role for a "player-coach" who can balance the commercial health of a live site with the strategic demands of a busy tendering desk.
Unlike "stop-gap" roles, we are looking for a commercial professional who values stability and project ownership. You will be joining a team with a significant pipeline in these projects, offering the chance to see major schemes through from tender to final account.
Core Responsibilities- Tier 1 Commercial Leadership: Full accountability for project profitability, managing monthly CVRs, and ensuring robust financial control on a high-volume live project.
- Pre-Construction & Strategy: Lead the tendering scheme for two upcoming developments, ensuring competitive procurement and a seamless transition from bid to build.
- Mentorship: Directly supervise and develop an Apprentice QS, providing the guidance necessary to build our internal talent pool.
- Supply Chain Management: Handle complex S/C valuations and negotiations, maintaining the high standards expected by a major main contractor.
We are specifically looking for candidates who can demonstrate career longevity. You should have a proven track record of staying with employers to see long-term residential cycles through to completion.
- Tier 1 Experience: Significant experience working for Tier 1 Residential Main Contractors (e.g., Vistry, Berkeley, Barratt Redrow, or similar scale organizations).
- Commitment: A stable CV that reflects dedication to projects rather than frequent, short-term moves.
- Technical Excellence: Deep familiarity with large-scale residential frameworks, JCT/NEC contracts, and high-volume procurement.
