We are seeking a highly experienced and strategic Pre-Construction Manager to join our team and lead the pre-construction phase of multiple complex projects. This role is critical in shaping the success of our projects, requiring a deep understanding of cost management, contractual expertise, and a strategic vision for project delivery.
In this Pre-con Manager role, you will:
- Lead and mentor a team of pre-construction professionals, fostering a collaborative and high-performing environment.
- Develop and implement strategic pre-construction processes, ensuring projects are set up for success from the outset.
- Oversee the development of accurate cost analyses, manage competitive tendering, and coordinate site surveys.
- Negotiate and manage complex contracts, ensuring compliance with JCT D&B and Pre-Construction agreements.
- Provide strategic guidance on design processes, ensuring timely and compliant design releases, and monitor design changes and cost updates.
- Coordinate with subcontractors, assess their performance, and ensure compliance with design responsibilities.
- Liaise with authorities to ensure occupancy and safety compliance.
- Develop comprehensive pre-construction and construction programs, highlighting key dates and managing procurement schedules.
- Ensure compliance with safety standards and prepare documentation for the construction team.
- Build strong relationships with clients and manage multiple projects efficiently.
- Contribute to pitch documents, presenting cost and technical expertise to secure new projects.
- Utilize internal systems for costing, project preparation, and handover to construction teams.
Ideal Candidate Profile:
- A proven track record of success as a Pre-Construction Manager within a Design & Build environment.
- Strong commercial and contractual awareness, with a deep understanding of JCT D&B contracts and complex negotiations.
- Excellent leadership and communication skills, with the ability to motivate and inspire a team.
- Strategic thinking and problem-solving skills, with the ability to anticipate and mitigate potential risks.
- A proven ability to manage multiple projects simultaneously, ensuring efficient and timely delivery.

Qualifications:
- Degree or qualifications in Construction, Quantity Surveying, or related fields.
