We are seeking a highly motivated and experienced Estates Manager to join our clients Estates Team. This is a pivotal role responsible for overseeing the management and operation of the companies estate portfolio, ensuring optimal performance, tenant satisfaction, and compliance with legal and regulatory requirements.
Key Responsibilities
- Lead the management of the estate portfolio, including maintenance, security, and health & safety compliance.
- Develop and implement strategies for the efficient operation of properties, aiming for cost reduction and value enhancement.
- Liaise with tenants, handling enquiries and resolving issues promptly to ensure high levels of satisfaction.
- Oversee lease management activities, including negotiations, renewals, and terminations.
- Coordinate with external contractors and suppliers, ensuring quality services are delivered on time and within budget.
- Prepare and manage the annual budget for estate operations, monitoring expenses and implementing cost-saving measures.
- Conduct regular site inspections to ensure properties are maintained to the highest standards.
- Keep abreast of market trends and legislative changes that could impact the portfolio.
Requirements
- Proven experience in estate or property management, ideally within a multi-site portfolio.
- Strong leadership and team management skills, with the ability to motivate and direct staff.
- Excellent communication and interpersonal skills, capable of building strong relationships with tenants, contractors and team members.
- Knowledge of property law, health & safety regulations, and best practices in property management.
- Financial acumen, with experience in budgeting, financial reporting and cost management.
- A degree in Real Estate, Property Management, Business Administration, or related field is desirable.
- Membership of a relevant professional body (e.g., RICS) would be advantageous.
