The Role

We are looking for a Building Manager to take full ownership of facilities management for a major single-site building. You will drive the delivery of an effective and compliant service using a combination of in-house teams and a network of suppliers and consultants.

Key Responsibilities

  • Financial Acumen: Take control of the service charge budget, from preparation and monitoring to reconciliation and approval of expenditures.
  • Stakeholder Engagement: Build and maintain strong relationships with tenants, clients and internal colleagues, providing top-tier customer service and clear communication.
  • Leadership: Lead and manage the on-site team, ensuring all HR policies are followed.
  • Supplier Oversight: Be a key point of contact for our suppliers, monitoring their work, auditing their delivery, and reporting their performance against SLAs.
  • Technical Expertise: Oversee critical M&E services, including life safety, vertical transportation, and public health systems, ensuring they are delivered safely and compliantly.
  • Proactive Management: Develop and manage a capital replacement program, conduct regular building inspections, and work with specialists to achieve agreed-upon outcomes.
  • Safety and Compliance Champion: Guarantee that the building is compliant with all health, safety, and environmental legislation. Enforce robust security and emergency procedures.

Candidate Profile

  • Education: A degree or equivalent experience is required.
  • Certifications: Membership in IWFM or RICS and a NEBOSH National General Certificate in Occupational Safety and Health are essential.
  • Proven Track Record: Extensive experience in a similar role, particularly with single-site management. Strong background in managing sites over 100,000 sq ft and/or budgets exceeding 1M.
  • Core Competencies: Deep understanding of commercial leases and service charge accounting. Expert in managing both in-house and supplier teams, with excellent knowledge of M&E services, health and safety, and environmental regulations.
  • Technical Skills: Highly proficient in MS Office and other relevant facilities management software. Communicate clearly and effectively, both in writing and in person.
