Senior Property Manager (Lettings & Portfolio Management)

In this role, you will act as the "go-to" expert for technical queries, providing high-level service to our landlords and tenants while mentoring junior team members. Responsibilities:
- Manage and grow an existing property portfolio in accordance with ARLA codes of practice and current legislation.
- Serve as a front-facing, professional point of contact for landlords and tenants, handling inquiries and resolving issues with diplomacy.
- Conduct property valuations, arrange marketing, and perform viewings to secure new lets.
- Oversee compliance requirements, including gas safety, EPCs, and electrical reports.
- Handle refurbishments by drawing up specifications, appointing contractors, and monitoring progress to ensure high-quality delivery.
- Provide expert guidance and support to the wider team, stepping in for the manager as required and assisting with other portfolios on an ad-hoc basis.
- Manage rent reviews in line with market values and handle deposit dispute negotiations.
Qualifications:
- Minimum 5 years of experience in property management and at least 2 years of dedicated lettings experience.
- Strong confidence in a customer-facing/front-facing role with an emphasis on building professional relationships.
- ARLA qualification is ideal but not essential.
- Proven ability to value properties and manage technical property queries independently.
- Excellent communication, negotiation, and conflict-resolution skills.
- Must hold a clean driving licence (pool car provided).
- Proficiency in property management software and Microsoft Office.
