We are seeking an experienced Freelance Construction Planner based in or within commuting distance of Solihull. This dual-focus role covers both pre-construction tender stage planning and live project delivery.

The ideal candidate will bring proven expertise in education sector builds and possess a deep understanding of the unique constraints of inner-city construction (tight footprints, complex logistics, strict noise/traffic controls, and stakeholder management).

Key Responsibilities

  • Tender Phase & Pre-Construction
    • Prelim Development: Review and generate project Prelim Books-sourcing pricing and schedules for scaffolding, temporary services, temporary works, craneage, hoardings, site cabins, and site management staffing models.
    • Tender Submissions: Draft detailed Method Statements, respond to Tender/PQQ questionnaires, and create clear Logistics & Traffic Management Plans.
    • Visualizations: Coordinate with internal and external teams to organize 4D animations and CGIs.
    • Programme Creation: Produce fully logic-linked Design, Procurement, and Construction programmes for bid submissions.
  • Live Project Delivery
    • Programme Management: Develop, issue, and maintain Contract, Target, and Short-Term programmes alongside site delivery teams.
    • Contract Administration: Regularly review, update, and progress NEC Accepted Programmes (and Programmes for Acceptance) as well as JCT schedules.
    • Reporting & Collaboration: Update monthly progress dashboards, highlight risks/delays, and facilitate Collaborative Planning workshops with sub-contractors and project teams.

Key Requirements & Experience

  • Sector Focus: Proven experience delivering education sector projects (schools, higher education, colleges) and inner-city / constrained site builds.
  • Dual Expertise: Strong background spanning both competitive bid tenders and live site planning.
  • Contract Knowledge: Working knowledge of both JCT and NEC contract forms (including NEC programme updates and compensation event impact analyses).
  • Software & Tools: Proficiency in industry-standard planning software (Asta Powerproject, Primavera P6, or MS Project) and logistics diagram creation.
