Senior Block Property Manager - NO PORTFOLIO - Leading Established Property Business - Hybrid/Agile Working - Project Management
Are you an experienced Block Manager based in London looking to step away from the relentless cycle of day-to-day portfolio management? If you are tired of handling "noisy" front-line queries, service charge disputes, and minor repairs, this is the strategic pivot you have been looking for.
We are a leading London property brand seeking a specialist Senior Property Manager to focus exclusively on cladding and large-scale remedial projects. This is a high-impact role with zero day-to-day portfolio or front-line property management responsibilities.
The Role: Pure Project Strategy
This position is designed for a technical expert. You will not be managing a traditional portfolio; instead, you will act as the specialist lead, driving complex safety projects to completion and supporting the wider PM team with high-level technical expertise.
Key Responsibilities:
- Project Oversight: Supporting Property Managers by taking the lead on cladding and fire safety remediation across the brand's portfolio.
- High-Level Liaison: Navigating the complexities of government funding (Building Safety Fund) and liaising directly with developers on the remediation process.
- Client Advisory: Serving as the expert advisor to Resident Management Companies (RMCs), providing clear, professional updates on project milestones and progress.
- Strategic Reporting: Working closely with the Head of Property Management to manage internal systems and deliver critical Management Information (MI) reports.
- Issue Resolution: Acting as the "closer", answering technical queries from RMCs or Developers to remove roadblocks and push projects through to completion.
The Benefits
- No Front-Line Management: Zero day-to-day property management, no minor maintenance issues, and no general resident management.
- Flexible Working: A mature, hybrid work-from-home culture designed for high-performing professionals.
- Career Progression: Exceptional prospects within a premier brand that prioritises professional development and project specialisation.
- Location: Hybrid/Agile working - Richmond or Croydon office.
Experience & Requirements
We are looking for a highly organised individual with a deep understanding of the London block management landscape.
Qualifications: You must be MTPI or ATPI qualified (formerly IRPM).
High-End Expertise: Proven experience managing prestigious blocks and working successfully with RMCs.
Technical Exposure: Direct experience with cladding projects and the associated legislative processes is beneficial.
IT Skills: Strong IT literacy with the ability to manage complex data and internal reporting systems.
Project Management: Previous experience within a formal Project Management capacity would be highly beneficial.
Ready to specialise? If you want to move away from the "front line" and into a specialist, project-driven role with a market leader, please apply today.
