Role Purpose
The Project Manager is a site-based leadership role responsible for the end-to-end scoping, commercial management, and delivery of small-to-medium M&E extra works, plant replacements, and capital fit-out projects across a high-specification corporate estate. Positioned on-site alongside the operational Technical Services team, you will act as the primary technical bridge between client expectations, operational engineering, and specialist project delivery. Combining a strong engineering background with proven project management governance, you will ensure all projects are delivered safely, on schedule, within budget, and to immaculate, "showroom-standard" quality with zero disruption to daily corporate occupier operations.
Key Responsibilities
- Project Scoping, Technical Design & Delivery
- Technical Scoping: Partner with client account leads and on-site engineering teams to identify asset deficiency risks, lifecycle replacements, and energy-optimisation opportunities.
- End-to-End Delivery: Manage projects through the full lifecycle-from initial technical site surveys, feasibility studies, and design reviews, through to procurement, installation, commissioning, and final handover.
- MEP Oversight: Provide technical governance over mechanical, electrical, public health (MEP), and BMS upgrades, ensuring designs and installations comply with CIBSE standards, Building Regulations, and site specifications.
- Commercial & Financial Governance
- Cost Estimation & Proposals: Draft accurate, detailed project proposals, labor estimates, and competitive commercial quotes for client review and approval.
- Budget Ownership: Manage individual project P&Ls, tracking cost variations, Work in Progress (WIP), and supplier billing to maintain target profit margins.
- Supply Chain Procurement: Procure specialist materials and audit third-party specialist contractors, negotiating competitive rates and enforcing strict contractual scopes.
- Stakeholder Diplomacy & Communication
- On-Site Client Partnership: Act as the daily, visible face of project delivery for Landlord Asset Managers, Tenant Representatives, and Building Operations teams.
- Progress Reporting: Lead regular project update meetings, presenting clear, data-driven reports on milestones, risk matrices, budget status, and scheduled shutdowns.
- Out-of-Hours Execution: Coordinate and occasionally oversee high-risk out-of-hours project activities, critical power shutdowns, or crane lifts to minimise operational disruption.
- Health, Safety & Compliance
- Safe Systems of Work (SSoW): Author, review, and strictly enforce project-specific Risk Assessments and Method Statements (RAMS) and Construction Phase Plans (CPP).
- Permit Management: Govern the Permit to Work (PTW) system for high-risk activities, including hot works, high-voltage isolations, and working at height.
- Handover Documentation: Collate and deliver comprehensive O&M (Operation & Maintenance) manuals, statutory testing certificates, updated asset registers, and commissioning sign-offs at project completion.
Person Specification
Qualifications & Technical Foundation
- Technical Qualification (Essential): Completed a formal engineering apprenticeship with a minimum NVQ Level 3 (or City & Guilds equivalent) in Electrical Installation, Mechanical Engineering, or Building Services Engineering.
- Project Management Qualification (Desirable): PRINCE2, APM (Association for Project Management), or HNC/D in Building Services / Project Management.
- Safety Accreditation (Essential): SMSTS (Site Management Safety Training Scheme), IOSH Managing Safely, or NEBOSH General Certificate.
- Trade Regulations (Desirable): 18th Edition Wiring Regulations (BS 7671) or relevant mechanical/refrigeration certifications.
Experience & Skills
- Proven Track Record (Essential): Demonstrable experience operating as a Project Manager, Extra Works Supervisor, or Technical Project Engineer delivering M&E / building services projects within commercial office environments.
- Client Polish: Polished, consultative communication skills suitable for interacting with senior corporate executives and workplace leaders.
- Systems Literacy: Proficient with MS Project, Excel, CAFM/CMMS platforms, and AutoCAD / BIM viewer tools.
