The Opportunity
We are seeking a technically elite and highly autonomous Lead Engineer to take sole ownership of a prestigious commercial asset in Central London. Our client is a premier building services provider known for delivering "best-in-class" maintenance to some of the world's leading financial institutions and high-spec landlords. This is a rare opportunity to manage a single-man site, where you will be the face of the engineering department and the primary technical authority for the building.
The Role
As the Lead Engineer, you will be responsible for the end-to-end technical delivery of the site. This role requires a self-starter who takes genuine pride in their plant rooms and possesses the professional mindset needed to manage a corporate, tenant-facing environment independently.
Key Responsibilities:
- Autonomous Technical Delivery: Perform high-level Planned Preventative Maintenance (PPM) and reactive repairs on critical plant including AHUs, FCUs, Pumps, Motors, LV distribution, and BMS systems.
- Client Relationship Management: Act as the primary technical liaison for the Building Manager and occupiers, providing daily updates and advising on site optimizations.
- Compliance & Logbooks: Take full accountability for site-specific logbooks, ensuring all statutory documentation (L8, PSSR, Fire Safety) is kept in an "immaculate," audit-ready condition.
- Subcontractor Management: Coordinate, escort, and oversee specialist contractors on-site, ensuring all works are carried out safely and in accordance with site-specific RAMS.
- Health & Safety: Issue Permits to Work and ensure the building operates strictly within Safe Systems of Work (SSoW).
- Quoted Works: Identify site improvements and lifecycle opportunities, providing technical specifications to support the quoting for "extra works" projects.
- CAFM Ownership: Manage the allocation and closure of all work orders via the CAFM system, ensuring 100% SLA and KPI compliance.
What We're Looking For
The ideal candidate will be a "lead from the front" engineer who enjoys the responsibility of running their own building and takes pride in the quality of their paperwork.
Technical Requirements:
- Qualifications: Minimum NVQ Level 3 (or equivalent) in an Electrical or Mechanical discipline.
- Electrical Bias (Preferred): 18th Edition IET Wiring Regulations.
- Mechanical Bias (Preferred): Strong knowledge of HVAC, LTHW, and Chilled Water systems.
- Compliance Knowledge: Current L8/Legionella Awareness training is a bonus.
- Experience: Proven background working in high-end corporate offices.
