Exciting client side opportunity for a 4 -5 year PQE surveyor to join a leading Investment & Asset Management firm as a Senior Asset Manager within their dynamic Asset Management team.
Manage various asset management tasks, including:
- New lettings
- Lease renewals
- Rent reviews
- Lease expiries
- Surrenders
- Forfeitures
- Lease regears
- Client reporting
Oversee the asset management of a personal portfolio of industrial assets. Develop and implement value-add asset management strategies. Formulate and execute annual business plans for each asset. Ensure the accuracy of tenancy data from onboarding to disposal. Maximise rent collection across owned assets. Manage third-party service providers, including letting agents, solicitors, property managers, and building surveyors. Conduct financial appraisals to assess the viability of capital expenditure projects. Implement and oversee refurbishment programs and asset repositioning. Inspect assets and address issues related to repairs, occupancy, and common area management. Review and approve service charge budgets. Approve invoices and monitor financial obligations. Ensure Health and Safety compliance across all assets. Assist in sourcing, financial modelling, inspecting, underwriting, and due diligence for UK acquisitions. Travel extensively for site visits and inspections.
Experience in multi-let industrial and/or logistics asset management. Strong commercial acumen. Proficiency in MS Office (intermediate level). Basic Salary of circa £70,000 - £80,000 depending on experience.
