Exciting client side opportunity for a 4-5 year PQE surveyor to join a leading Investment & Asset Management firm as a Senior Asset Manager within their dynamic Asset Management team.
Key Responsibilities
- Manage various asset management tasks, including new lettings, lease renewals, rent reviews, lease expiries, surrenders, forfeitures, lease regears, and client reporting.
- Oversee the asset management of a personal portfolio of industrial assets.
- Develop and implement value-add asset management strategies.
- Formulate and execute annual business plans for each asset.
- Identify and implement strategies to minimise void costs and shortfalls.
- Ensure the accuracy of tenancy data from onboarding to disposal.
- Maximise rent collection across owned assets.
- Manage third-party service providers, including letting agents, solicitors, property managers, and building surveyors.
- Conduct financial appraisals to assess the viability of capital expenditure projects.
- Implement and oversee refurbishment programmes and asset repositioning.
- Inspect assets and address issues related to repairs, occupancy, and common area management.
- Review and approve service charge budgets.
- Approve invoices and monitor financial obligations.
- Ensure Health and Safety compliance across all assets.
- Assist in sourcing, financial modelling, inspecting, underwriting, and due diligence for UK acquisitions.
- Travel extensively for site visits and inspections.
Requirements
- Experience in multi-let industrial and/or logistics asset management.
- Working knowledge of Landlord and Tenant legislation.
- Excellent communication and negotiation skills.
- Strong analytical skills, with high attention to detail and accuracy.
- Dedicated work ethic and ability to manage multiple priorities in a fast-paced environment.
- Proficiency in MS Office (intermediate level).
- Experience in preparing reports for senior colleagues and clients.
- Team player with a proactive and results-driven approach.
Basic Salary of circa £75,000 - £85,000 depending on experience.
