The Maintenance Manager assists the Facilities Director by supervising and performing all aspects of maintenance and repair work on all mechanical and electrical equipment within the unit. The Maintenance Manager is responsible for all maintenance, repairs, construction and other necessary related work on concession facilities throughout the park. This position reports to Facilities Director.
JOB SUMMARY
The Maintenance Manager assists the Facilities Director by supervising and performing all aspects of maintenance and repair work on all mechanical and electrical equipment within the unit. This position reports to Facilities Director.
ESSENTIAL FUNCTIONS
- In conjunction with the Facilities Director assist in driving the direction of departmental focus and priorities, in repair and maintenance, facility management and asset management. Ensure contractual obligations with attention to historic preservation.
- Promotes the spirit and intent of Guest Services Hospitality Standards, promote Career Development and Workplace Diversity.
- Assist in directing maintenance department safety program and advise the department in all matters regarding adherence to OSHA codes.
- Maintain and ensure safe facility environment including standards for maintenance and upkeep of all concession facility equipment. Notify the Facilities Director of all unusual events, circumstances, or other safety or quality control issues.
- Check/maintain fire systems- smoke detectors, fire extinguishers, dry sprinkler systems.
- Participate in EHS management meetings.
- Scheduling maintenance personnel shifts and assignment of tasks.
- Forecast and track cost, including material and labor.
- Supervise ongoing seasonal project lists. Delegate duties and perform follow-up inspections.
- Provides technical advice to maintenance personnel in carpentry, electrical, plumbing, heating, refrigeration, internal combustion engines and off-road vehicles with regard to troubleshooting, repair, operation and preventative maintenance of various equipment and systems.
- Make major repairs to electrical, plumbing, heating, air conditioning, restaurant equipment and refrigeration equipment as needed - troubleshooting, leak detection, recharging, installing of metering devices, evaporator fans and compressors.
- Respond immediately and resolve emergency facility needs/issues regarding safety/security/business requirements including fire alarm systems, disengage electrical, water, or gas systems to protect building occupants and property.
- Work with contractors for HVAC/Plumbing/Electrical as needed to fulfill the needs of the hotels, F&B and Retail.
- Coordinate and implement winterization of all Guest Services-operated buildings. Work directly with Chief of Maintenance in coordinating and completion of opening and closing procedures for all facilities.
- During winter, participate in snow removal duties using snow shovel, walk-behind snow blower, and John Deere 350B using safety equipment as needed or directed.
- Daily check of snow removal priorities with appropriate action taken to ensure guest and employee safety.
- Work directly with the Chief of Maintenance and Warehouse Manager in ordering needed supplies on a timely basis.
- Communicate with GMs on project status timelines.
- Ensure inventory/security of supplies is adequate for the maintenance of the hotel, F&B and Retail.
- Work directly with the Chief of Maintenance in keeping accurate files on assigned systems. Keep Facilities Director copied in a timely manner on status of any \"call back\" projects performed.
- Fill in for Facilities Director during vacations, illness or other absences.
- Represent the company in a professional manner at all times. Maintain and enhance the company’s image when interacting with clients, guests, associates and vendors.
- Performs such other related duties as directed or required.
SKILL AND KNOWLEDGE REQUIREMENTS INCLUDE
- High school diploma/G.E.D required. Secondary education preferred.
- 2-4 years of facility maintenance and supervision experience.
- Strong technical knowledge background in HVAC, Electrical, and/or Plumbing.
- Computer proficiency with the ability to utilize MS Outlook.
- Demonstrated talent for interacting with a wide variety of people.
- Ability to effectively organize and coordinate multiple priorities, ability to work well as a team leader.
- Ability to problem solve.
- Section 106 Certification.
- Thoroughly familiar with all phases of plumbing, carpentry, electrical and refrigeration repairs.
- Possess automobile, valid Washington State driver’s license, and clean driving record.
PHYSICAL AND MENTAL REQUIREMENTS
- Must be able to speak clearly and listen attentively.
- Must be able to write legibly as well as read and understand directions and instructions in English.
- Appearance must be in compliance with company guidelines.
- Will be required to perform diverse physical tasks.
- Must be able to stoop, bend, grasp, and perform repetitive motions.
- Ability to stand for the entire workday and to climb steps regularly while carrying heavy loads.
- Must be able to navigate tight crawl spaces.
- Exposure to wet floors occurs.
- Must be able to work in cold, icy or snowy conditions, with elevations up to 6400 feet.
- Must be able to work on a ladder and above shoulder height.
- Must be able to lift 50 pounds periodically, lift, carry and push 25 pounds regularly, 35-40 pounds frequently.
- Must be able to work weekends and be on-call.
- Must be service and safety oriented.
- Must possess a sense of awareness, timelines, urgency, humor, and common sense.

- Standard commercial HVAC, Electrical, and/or Plumbing repair equipment and typical office equipment.
- Field transportation vehicles, 15 passenger vans and other motorized equipment.
- JD350, refrigeration test equipment, boiler test equipment, table saw, bench grinder, plumbing equipment, saw, drills, electrical test equipment, ladders, hand tools, sign machines, key machines, and fire alarm panels.
