Job Purpose: Under the supervision of their Line Managers, the Refresh Operative will primarily be responsible for performing general redecoration and repairs on recently vacated properties, working at a rapid pace towards tight deadlines. The operative may need to work on more than one apartment at any given time and will adopt a flexible mindset to help the wider team achieve the department’s objectives.
Key Accountabilities:
- Carry out all apartment refresh works required to bring the apartments back to a lettable condition, primarily painting but also making good of walls and small repairs.
- Assist with stock-checks ensuring enough paint and materials are kept on hand and that storage areas are clean, tidy, and organised.
- Assist with the Inventory move OUT process to comply with lease obligations.
- Assist with Refresh PPM to ensure apartments are ready for the next resident.
- Assist with pre-move out apartment checks and record works required in advance of move-out.
- Assist with building compliance requirements related to Health and Safety.
- Use the company’s CRM and tech tools to record all activities ensuring a digital record of all works is archived.
- Carry out any other activities necessary to support the responsibilities of the maintenance department.
- Help colleagues at short notice with manual handling activities such as furniture allocation and clearance of apartments.
This role involves lone working and/or working alone, which will be discussed with your line manager. Training will be provided if required. In principle, hours of work are 37.5 hours per week, working five days per week between Monday and Sunday, with daily working hours of 7.5 hours.
General Accountabilities:
- Undertake additional relevant duties as directed by your Manager.
- Participate in the full year and half-year Performance Development Review process.
- Ensure understanding and skill level regarding the Company’s IT systems are up to date.

- Work within the Company’s policies and procedures.
- Use materials and resources effectively to minimise waste and consider the impact of potential actions alongside our Sustainability policies.
Qualifications/Experience/Skills:
- Painting and/or Decorating trade background is essential.
- Interpersonal and communication skills required as this is a team-based role.
- IT literate with experience of using CRM/CAFM systems desirable.
- Self-sufficient, well-organised with impeccable timekeeping and management.
- Strong Administration skills.
- A positive mindset and adaptable to change in a rapidly expanding business.
- A team player overall, but can work independently for large amounts of time.
- Flexibility is required; may be required to attend site in emergencies outside of normal working hours.
