Job Purpose: The Assistant Development Manager has full responsibility for the effective, compliant, and efficient management of the buildings and developments within their portfolio. Acting as the lead on-site facilities management representative, the role is accountable for delivering a best-in-class building and facilities management service for residents, ensuring all assets are maintained safely, compliantly, and in a cost-effective manner.

Key Accountabilities:

  • Facilities Management Leadership: Take full accountability for the day-to-day facilities management of allocated developments, ensuring operational continuity, service excellence, and a consistently high standard of building presentation and performance.
  • Planned & Reactive Maintenance Management: Oversee all planned preventative maintenance (PPM) and reactive works, ensuring works are prioritised, scheduled, and completed efficiently, with full compliance and auditability through the CAFM system (MRI Evolution).
  • Health, Safety & Compliance: Maintain full ownership of statutory compliance across the portfolio, including fire safety, risk assessments, insurance inspections, and life safety systems.
  • Financial Management & Budget Control: Manage financial control across the developments, including raising and approving purchase orders/invoices, monitoring reactive and planned spend, and contributing to monthly financial reporting.
  • Contractor & Supplier Management: Lead the management of contractors and service partners, including performance monitoring and issue resolution.
  • Asset Management & Lifecycle Planning: Support ongoing maintenance and long-term performance of building assets by identifying trends and informing asset investment decisions.
  • Defects & Mobilisation Management: Support the Estate Manager with the Defects Protocol, including the identification, tracking, and resolution of building defects.
  • Stakeholder Management: Act as the primary FM point of contact for Resident Managers and internal stakeholders, coordinating operational activities.
  • Systems & Process Management: Maintain accurate records and documentation across all FM activities, utilising CAFM system and internal platforms.
  • Operational Resilience & Decision Making: Operate independently across multiple developments, making informed decisions on maintenance, safety, and service delivery.

General Accountabilities:

  • Undertake additional relevant duties as directed by your Manager.
  • Participate in the full year and half-year Performance Development Review process.
  • Ensure understanding and skill level regarding the Company’s IT systems are up to date.
  • Demonstrate commitment to and align actions with the Company’s values.
  • Work within the Company’s policies and procedures.
  • Remain knowledgeable about Group activities and act as a positive ambassador for the Company.
  • Use materials and resources effectively to minimise waste and consider the impact of potential actions alongside our Sustainability policies.

Qualifications/Experience/Skills:

  • Proven experience in a facilities management or building operations role.
  • Demonstrable experience managing planned and reactive maintenance programmes.
  • Strong working knowledge of UK health & safety legislation and statutory compliance requirements.
  • Experience of financial management, including budget tracking and cost control.
  • Experience managing contractors and service partners.
  • Experience using CAFM systems for maintenance and compliance management.
  • Strong organisational and prioritisation skills.
  • Confident decision-maker with the ability to operate independently.
  • Excellent stakeholder management and communication skills.
  • Proactive and solutions-focused approach.
