The role of Commercial Lease Property Manager is to take lead on negotiating lease terms and rent reviews, ensuring all lease obligations are met. Reporting to the Head of Property and deputising when required. The role offers exposure to a wide range of property management activities and the opportunity to make a direct impact on the company's growth and success.
Duties & Responsibilities:
- Manage a portfolio of retail properties, including operational and non-operational sites.
- Negotiate consents and permissions with landlords and third parties.
- Monitor lease events and action rent reviews and lease renewals on time.
- Resolve landlord-tenant disputes promptly and cost-effectively.
- Ensure landlord obligations (e.g., repairs) are fulfilled.
- Oversee management of vacant units, void spaces, and sub-tenants (commercial/residential).
- Review and challenge service charge demands and landlord invoices.
- Secure refunds or recover overpayments from third parties.
- Report to and deputise for the Head of Estates when needed.
- Support all aspects of efficient retail property and lease management.
To be successful in this role:
- 3-5 years + Commercial Property experience.
- Experience in extension lease negotiations & renewals.
- Ideally having experience in retail, hospitality, or another commercial environment.
- Demonstrated success in a comparable position.
- Solid understanding of commercial lease agreements.
- Commercially astute with a drive to surpass targets and deliver results.
- Full UK driving license.
- Flexible and adaptable - there will be a large amount of nationwide travel in this role.
- Skilled in managing a varied portfolio of business operations.
- Proactive and enjoys a hands-on approach to work.
