The Pre-Development Director is primarily responsible for leading and managing the predevelopment activities on a given project(s). The Predevelopment Director will interact and interface on a daily basis with multiple QTS teams, including but not limited to Corporate Real Estate, Investment, Development and Data Center Operations teams.
The Predevelopment Director will become the main interface for key external stakeholders – including local authorities – associated with the projects.
The role requires strong interpersonal, communication and organizational skills, ability to self-direct, ability to convey and deliver executive narratives, strong background in data center or large scale developments, proven experience in site selection processes, planning & permitting, technical and environmental due diligence, design, engineering and operational requirements.
Job Description
- Coordinate with real estate due diligence efforts on potential or new land banks and properties, including: evaluate opportunities to design & build new data centers by working with key stakeholders: Corporate Real Estate, Connectivity, Power & Construction teams.
- Develop planning & permit timelines for new properties and data centers. Develop initial target investment budgets on design and construction for new properties.
- Lead design, planning, and permit activities for key projects as assigned, new green fields in particular.
- Ensure designs are consistent with QTS approved standards & evaluate areas where standards should be improved.
- Provide leadership, resources, and consultation for design teams for the generation of construction documents for interior environments, promoting adherence to QTS interiors standard design intent and execution.
- Coach design and construction teams on project documentation and delivery compliance with the company design standards set forth by the QTS Standards Committee.
- Support continuous improvement of company design standards and drive efficiency of standardized property development deployment.
- Create and communicate updates on development program & project status on a regular basis suitable for executive level reviews. Effectively present information in a manner to support efficient decision making.
- Collaborate with Sales Engineers and Product teams to aid in custom deal solutioning for prospective clients within the applicable schedule and budget for an assigned location.
- Establish and maintain relationships serving as liaison with key QTS stakeholders.
- Create and build relationships that enhance QTS’s ability to be a leader in creating the World’s Most Valuable Data Center Real Estate.
- Work with the internal development team to enhance project management processes and protocols.
- Assist with special projects as needed.
Basic Qualifications:
- Bachelor’s degree in Science or Engineering or equivalent professional experience.
- Ten or more years of professional experience in commercial construction practices and procedures, including management of contracts and project delivery methods from conceptual development through procurement to close out.
- Experience with Microsoft Office suite, specifically PowerPoint for use in communicating program updates to executive level, and Excel to create and maintain site program & individual project budgets.
Preferred Qualifications:
- MBA, Masters in Engineering, Management, or related field desirable.
- Experience with delivery of mission critical data center facilities.
- Extensive experience with management of MEP trades.
Knowledge Skills and Abilities:
- Excellent interpersonal and communications skills with the ability to interface with all levels of the organization.
- Must be a capable, proven team player that both fosters and operates well within internal and external team environments.
- Able to solve problems at a tactical and functional level.
- Strong verbal and written communication skills.
