The role

Role overview

The Lettings Property Manager is a full-time role based at our Manchester office, with some flexibility for remote work. You'll manage the day-to-day lettings of a portfolio of residential properties, ensuring resident satisfaction, overseeing new lets and renewals and supervising property maintenance and repair work.

What you'll do

Key responsibilities

  • Looking after a portfolio of properties
  • Dealing with all landlord and tenant enquiries relating to your property portfolio and building solid relationships alongside
  • Responsible for all maintenance, renewals, deposits, legal matters, re-lets, portfolio income and portfolio growth
  • Liaise with the credit control department on tenancy arrears
  • Managing the move-in and move-out processes
  • Undertaking all safety certificates as and when they become due, such as gas safety checks, electrical checks etc.

What we're looking for

Skills & requirements

  • Experience and a strong track record in lettings in a full 360 property role
  • Experience serving S8, S13 and S47/48 notices
  • Excellent verbal and written communication skills
  • Proven ability to build and maintain strong relationships with residents, contractors and suppliers
  • Assured under pressure, in particular when liaising with residents, colleagues and contractors
  • Strong organisational and multitasking skills
  • Sound judgement and the ability to think proactively and creatively to manage and mitigate risk and resolve disputes
  • Ideally ARLA-qualified, or someone who has started their studies
  • Experience with property management software and IT systems
  • Knowledge of health and safety regulations and procedures
  • A clean UK driving licence
  • Must have the legal right to work in the United Kingdom
