We have quickly scaled to a team of 62, managing 26 residential blocks and more than 1,700 units, with further expansion planned. Role overview

We are looking for an experienced Building Manager who understands that exceptional building operations and exceptional resident experience go hand in hand. We are not simply managing a building - we are protecting and enhancing a premium residential asset. Every interaction with a resident, every maintenance request, every communal area, every move-in and every operational decision contributes to resident satisfaction, occupancy, rental growth and the long-term value of the asset.

You will lead a dedicated on-site team to deliver a class-leading resident experience, overseeing everything from day-to-day operations and community events to high-level compliance and financial management. This is a start-up phase hire: you will be involved from the beginning, shaping the operational model, hiring your team and putting your stamp on how the building runs.

Key responsibilities

  • Lead the day-to-day operations of a flagship residential building, setting standards for service, presentation and professionalism across the on-site team.
  • Own the resident experience end-to-end - from move-ins and renewals to departures, events, communications and dispute resolution.
  • Plan and deliver a calendar of curated community events that build genuine resident engagement and strengthen retention.
  • Oversee the operation of high-end amenities, including pool, spa, gym, coworking space and resident lounge.
  • Manage a dedicated on-site team including concierge, maintenance technician and cleaning staff, ensuring coverage, quality and development.
  • Work with the Maintenance Technician and external contractors to coordinate repairs, planned maintenance and void turnaround works to a high standard.
  • Collaborate closely with Lettings, Block, Facilities and Compliance teams to support new lettings, renewals and resident retention initiatives.
  • Take ownership of health and safety compliance, fire safety, access control, CCTV and emergency response procedures.
  • Conduct regular inspections of common areas and apartments, following up on compliance reports and remediation requirements.
  • Manage building budgets and exercise day-to-day control over service charge expenditure, negotiating supplier contracts for best value.
  • Monitor resident satisfaction, online reputation and operational performance, using insights to improve service and commercial outcomes.
  • Understand local market conditions, competitor buildings and resident expectations to continually improve the building's proposition.

Skills & requirements

  • Minimum 2 years' experience managing a premium BTR or residential building.
  • Proven track record of hiring, leading and managing on-site teams - concierge, maintenance and cleaning.
  • Comfortable with building management systems, resident apps and digital communication tools.
  • Strong understanding of health and safety regulations; IOSH or NEBOSH qualifications are desirable.
  • TPI BTR qualifications or similar industry accreditation are desirable.
  • High personal standards, excellent communication skills and a proactive 'fix it first' mindset.
  • Ability to work independently, prioritise competing demands and take ownership of outcomes.
  • Must have the legal right to work in the United Kingdom.
