We are recruiting for an experienced and proactive Property Manager to join our client’s busy and growing residential lettings team. This is an exciting opportunity for a motivated individual with strong knowledge of current lettings legislation and a passion for delivering exceptional customer service. As a Property Manager, you will oversee a portfolio of residential properties, working closely with landlords, tenants, contractors, and the lettings team to ensure properties are maintained to a high standard and remain fully compliant with UK property legislation.

Key Responsibilities

  • Manage day-to-day property maintenance and repair issues across a residential portfolio
  • Arrange and conduct property inspections, tenant check-ins, and check-outs
  • Coordinate gas safety certificates, electrical inspections, EPCs, and compliance documentation
  • Liaise with utility providers regarding tenant move-ins and move-outs
  • Organise and manage cleaning, maintenance, and external contractors
  • Build and maintain strong relationships with landlords and tenants
  • Ensure full compliance with current lettings legislation, including health and safety regulations
  • Handle landlord licensing applications and legal notices, including eviction paperwork
  • Attend court hearings when required in support of possession proceedings
  • Maintain accurate records and update the property management system with repairs, notes, and communications

Essential Skills & Experience

  • Minimum 2 years’ experience in residential property management
  • Strong understanding of current UK lettings legislation, including the Renters’ Rights Act 2025
  • Excellent organisational and time management skills
  • Confident communicator with strong customer service skills
  • Proficient IT skills and experience using property management software
  • Ability to work independently and manage a busy workload
  • ARLA Propertymark qualifications or exams highly desirable
