Our client is a well-established and well-known organisation that provides sales and letting on a commercial and residential basis. They now require an experienced property manager to join their team. The role will involve managing long-term commercial and residential lets within Yorkshire. A driving licence and vehicle are necessary for site visits, with expenses paid for journeys. The coverage area will be within a 20-mile radius of Wakefield.
This role is suitable for someone who has previously managed properties in residential, commercial, or facilities management settings.
Responsibilities include:
- Manage, renew, and maintain all tenancies for residential and commercial properties.
- Liaise with tenants regarding renewals.
- Coordinate with letting agents for vacant properties and new tenants, including short-term, long-term, and ongoing tenancies.
- Ensure compliance with all relevant legislation.
- Conduct inspections of residential properties and resolve issues as they arise.
- Inspect properties upon tenant vacate, determine necessary work, and deduct costs from bonds.
- Review fire safety and health and safety policies.
- Communicate with the internal accounts team about rent payments, follow up on late payments.
- Oversee maintenance of commercial and residential properties.
- Ensure all certifications and safety checks (EPC, Electric, CO Detectors, PAT, Smoke Alarms, Gas) are current.
- Maintain compliance and regular servicing of alarms, fire extinguishers, emergency lights, air conditioning, lifts, etc.
