Punch Pubs are pleased to present this fantastic opportunity to run your own pub business on our Flexible Tenancy agreement at the Bell Inn, Birchington. This is a self-employed opportunity which will require a level of investment.

Could you run this Birchington pub? Take the reins of a rural pub oozing character in the picturesque village of St Nicholas at Wade. Now is an exciting time to take over, as we recently invested in the venue, so it looks fantastic.
Pub and location
Guests love the different rooms in which to eat, drink, wine or dine. You’ll discover a spacious dining room at the back of the pub with an intimate snug room that sits ten. The garden and car park complete the package. You’ll be taking over a venue steeped in history, as there has been a pub here since 1622. It’s a quirky building split into four rooms with a roaring fire at the front, making it welcoming on a chilly day. You’ll take full advantage of the trade kitchen downstairs with the bar wrapping around into the main room and a snug. Guests love the period features, including the original wooden floor and walls around the pub’s entrance. You’ll find the Bell in the village of St Nicholas at Wade, ten miles from Canterbury and about six miles from the coast comprising Broadstairs, Margate and Ramsgate. It’s a picture-perfect traditional English village with a cricket ground, post office and village school. You’ll embrace the tight-knit community here.
Ideal operator
We’re seeking an experienced food operator with acute diligence to delight every guest during each visit. Locally sourced food is the key to making this pub’s success. You’ll be a people person who knows each of your locals by name, what they drink and where they like to sit. A proven record of bringing your pub to life on social media is also a plus.

This exciting business opportunity provides three bedrooms, a private kitchen, and a private lounge.
About the Agreement
*Subject to full approval, we are looking to offer a 25% rent concession in year one. We love working with experienced entrepreneurs and we’re happy to be flexible with our agreements and products to match your business and vision. Our Flexible Tenancy agreement offers a piece of mind approach to running your own pub business for a total term of up to 5 years with a flexible notice period. We also offer flexible price bands and release fees which are available.
