Role Overview We are seeking a handsâon Project Quantity Surveyor who thrives in a subcontractor environment and is comfortable working closely with site teams. This role is ideal for someone who enjoys being physically present on projects, measuring works, validating progress, and ensuring commercial accuracy in a fastâpaced fitâout and carpentry setting. You will manage the commercial lifecycle of carpentry and joinery packages â from tendering and procurement through to valuations, variations, and final accounts.
Key Responsibilities
- Conduct onâsite measurement, progress checks, and verification of carpentry/joinery works
- Prepare and manage BOQs, cost plans, and tender submissions for carpentry packages
- Evaluate subcontractor and supplier quotes; manage procurement of materials and specialist joinery items
- Produce monthly valuations, applications for payment, and cost reports
- Identify, price, and negotiate variations, ensuring robust change control
- Monitor project budgets, cash flow, and cost forecasts
- Work closely with site managers, project managers, and installation teams to provide realâtime commercial support
- Ensure compliance with contractual obligations (JCT/NEC) and internal procedures
- Maintain strong relationships with main contractors and project stakeholders
Required Skills & Experience
- 3â7+ years' experience as a Quantity Surveyor, ideally with a subcontractor in carpentry, joinery, or fitâout
- Strong handsâon approach â comfortable being on site daily
- Excellent measurement and valuation skills, especially for 1st/2nd fix carpentry and bespoke joinery
- Experience working with major UK contractors
- Strong negotiation and communication skills
- Proficiency with QS tools (CostX, Bluebeam, Excel)
- Degree in Quantity Surveying or equivalent experience
