We are seeking a proactive, Senior Quantity Surveyor to take a pivotal role in securing the successful financial delivery of a £50 million new-build school project. You will be central to safeguarding the company’s commercial position — managing risk, maximising value, and ensuring every element of commercial performance aligns with our internal standards and governance.
You will lead the commercial management of this major education project, taking full ownership of your workstream and influencing outcomes that directly shape the project’s success. Working closely with, reporting to, and implementing the instructions of the Regional Director/Manager and Commercial Manager.
Ensuring the timely submission of all commercial data required to monitor and analyse project performance on a monthly and quarterly basis. Collaborating with Contracts Managers on the day‑to‑day commercial administration to support the financial success of the £50 million school scheme, while keeping the Commercial Manager informed of key developments.
Preparing accurate draft sub‑contracts or reviewing and approving drafts produced by the regional commercial team. Supporting, mentoring and developing junior commercial staff as part of their professional progression. Ensuring all contractual notices, submissions and communications are issued promptly and in accordance with the main contract requirements.
Preparing main contract payment applications that fully capture measured works, variations and additional cost claims, and ensuring timely submission of detailed claims and final accounts. Assisting the Contracts Manager in managing sub‑contractor performance to ensure economic and timely completion of all sub‑contract obligations.
Managing the submission of main contract payment applications, overseeing cash collection, and preparing sub‑contractor payments in line with agreed payment terms. Leading and managing commercial meetings. Providing line management and guidance to members of the commercial team.
Key Requirements:
- Strong and comprehensive understanding of the construction industry and its commercial frameworks.
- Good understanding of standard forms of contract.
- Ability to interpret drawings, specifications and construction methodologies.
- Strong negotiation skills with clients and sub‑contractors, including drafting sub‑contracts.
- Experience in risk assessment and valuation alongside project teams.
- Extensive experience working on live projects and final accounts.
- Experience in value engineering and commercial optimisation.
- Proven track record of resolving commercial issues and completing final accounts.
- Proficiency in Microsoft Excel, Word and PowerPoint.
- Experience managing, mentoring and developing commercial staff.
- Experience working on education, healthcare, mixed‑use or commercial projects is highly desirable.
