Client Information: Our client is an established and ambitious property developer delivering a diverse portfolio of high-quality residential developments across the UK. Their projects include high-rise and low-rise apartment schemes, large-scale housing developments and mixed-use residential projects, with an overall development pipeline and project values in excess of 300 million.
Due to continued growth, they are seeking an experienced Technical Director to lead and manage the technical function across their developments in the West Midlands.
Roles and Responsibilities:
- Lead and manage the technical department, providing strategic direction and leadership across multiple residential developments.
- Oversee the technical delivery of high-rise, low-rise and traditional housing projects from land acquisition and planning through to construction and completion.
- Manage and coordinate external consultants, including architects, structural engineers, MEP consultants and specialist subcontractors.
- Ensure all designs are technically compliant, commercially viable and delivered in line with programme requirements.
- Review and manage planning conditions, Building Regulations requirements and statutory approvals.
- Provide technical input during the land acquisition and pre-construction stages, identifying potential design, planning and construction risks.
- Work closely with the Development, Commercial and Construction teams to ensure a coordinated approach to project delivery.
- Lead design reviews and ensure technical information is issued accurately and in line with agreed programmes.
- Oversee building safety and regulatory compliance, particularly across high-rise residential developments.
- Identify opportunities for value engineering while maintaining design quality and compliance.
- Manage technical budgets and consultant appointments.
- Develop and mentor the technical team as the business continues to grow.
- Ensure projects are delivered to the required quality, cost and programme objectives.
Requirements:
- Proven experience working in a senior technical leadership position within a residential developer, housebuilder or major construction business.
- Strong experience delivering high-rise and low-rise residential developments.
- Experience across large-scale housing and mixed-use developments is highly desirable.
- A strong understanding of the technical, design, planning and construction processes.
- Excellent knowledge of Building Regulations, planning requirements and current building safety legislation.
- Experience managing external design teams and consultants.
- Commercial awareness and the ability to balance technical requirements with project viability.
- Strong leadership and people-management skills.
- Excellent communication and stakeholder-management abilities.
- Relevant qualifications in Architecture, Architectural Technology, Engineering, Construction or a related discipline.
- Professional membership of a relevant industry body would be advantageous.
