An established high street retail property business is seeking an experienced Estates Surveyor to join its property team, with particular responsibility for rent reviews, lease renewals and wider lease advisory matters across a substantial UK portfolio.
This is an excellent opportunity for a commercially focused surveyor to take ownership of a varied caseload and play a key role in protecting value, controlling occupational costs and supporting the ongoing performance of the estate.
The Role
- Manage rent reviews and lease renewals from initial strategy through to completion, working closely with internal stakeholders, external agents, landlords and legal advisers.
- Key responsibilities will include:
- Managing a portfolio of rent reviews and lease renewals across retail, leisure and mixed-use properties.
- Reviewing lease documentation, comparable evidence and local market conditions.
- Preparing rental valuations, negotiation strategies and financial recommendations.
- Negotiating directly with landlords, agents and professional advisers.
- Instructing and managing external surveyors, valuers and solicitors where required.
- Supporting arbitration, independent expert and dispute resolution processes.
- Identifying opportunities to reduce property costs and improve lease terms.
- Maintaining accurate property records, critical dates and financial forecasts.
- Producing reports and recommendations for senior management.
- Supporting wider estate management projects, including lease restructures, regears and disposals.
The Candidate
- Previous experience in retail property, lease advisory or estate management.
- Strong knowledge of rent review and lease renewal procedures.
- A good understanding of the Landlord and Tenant Act 1954.
- Proven negotiation, valuation and commercial analysis skills.
- The ability to manage a busy caseload and meet critical deadlines.
- Strong written and verbal communication skills.
- Confidence working with senior stakeholders and external advisers.
- MRICS qualification, or progress towards qualification, is desirable.
