We’re looking for an experienced Head of Residential to provide strategic leadership and oversight of a high-end residential portfolio in London. This is a pivotal role shaping PRS strategy, driving commercial outcomes, and ensuring best-in-class leasing operations across multiple schemes—with a particular focus on proactively managing leasing and tenancies.
The Role
- To set, review, and deliver the lettings strategy to optimise occupancy, revenue, and asset performance.
- Working closely with Asset Management, Finance and Marketing, to integrate all leasing processes and operational systems, seeking best practice.
- Implementing and evolving the PRS Letting Plan, ensuring robust financial modelling and budget forecasting whilst achieving consistently high occupancy.
- Proactive asset management, maximising income and minimising bad debt.
- Anticipate the changes and impacts of the Renters’ Rights Act.
- Review existing letting agent relationships.
- Reporting and analysis of budgets and forecasts, supporting transactions and annual business plans, quarterly updates and board reporting.
- To negotiate commercial terms with key service providers, and ensure delivery against the PRS plan.
- Ensure compliance with company policies and integrated management systems.
- Proven PRS experience is essential, ideally within London Prime and Super-Prime lettings, including rapid-turnover environments, with a strong track record of protecting and improving portfolio performance.
